Project Details

Client Brief

The clients wanted to completely renovate and modernise their home while improving the flow and making better use of the existing space. The project included a new rear extension, front porch, loft conversion and conversion of the existing double garage into a self-contained annexe.

The Property

Originally a traditional cottage in North Fambridge, Essex, the property had been extended several times over the years with a number of single-storey additions, including a large double garage. The result was a home with a fragmented layout and little connection between the different parts of the property.

Design Challenge

The main challenge was creating a cohesive home from the existing cottage and its numerous additions. Particular care was needed with the loft conversion, ensuring the new accommodation worked with the proportions of the existing house and felt like a natural part of the property.

Design Solution

A new rear extension created a larger kitchen and improved the connection to the garden, while a new front porch provided a more welcoming entrance. The loft conversion added valuable additional accommodation, with the design carefully developed to complement the proportions and character of the existing cottage. The double garage was converted into a self-contained annexe, providing separate accommodation for the clients during the main renovation works.

Key Design Decisions

  • Creating a more cohesive layout from the original cottage and later extensions.

  • Extending the rear of the property to create a larger kitchen and better connection to the garden.

  • Carefully integrating the loft conversion with the existing roof and proportions.

  • Converting the double garage into a self-contained annexe.

  • Completing the annexe first so the clients could live on site during the main renovation.

Planning

Planning permission was granted by Chelmsford City Council, with no changes required to the proposals.

Building Regulations

We worked closely with Building Control throughout the project, responding to queries and providing clarification to both Building Control and the builder as the works progressed.

The Result

The completed renovation brought together the original cottage and its later additions to create a more cohesive and functional home. The new kitchen, porch and loft accommodation improved the way the house is used, while the annexe provided flexible independent accommodation and allowed the clients to remain on site throughout the renovation. The project was completed by Grant Builders, based in Chelmsford, with the design team working closely with the builder throughout the construction process.
