Project Details

Client Brief

The clients wanted to replace the existing bungalow with a substantial new four-bedroom family home. The aim was to create a generous modern home while ensuring the design remained appropriate to the site and its surroundings.

The Property

The site in Bures Hamlet, Essex, currently contains a single-storey bungalow set within established grounds. The proposed replacement is a two-storey home with a traditional character, using red brick, rendered detailing, pitched roofs and prominent gabled elements to create a timeless appearance that sits comfortably within its landscaped setting.

Design Challenge

The main challenge was justifying a significant increase in the size and scale of the property. Rather than simply designing a larger house, we explored what could potentially be achieved by extending the existing bungalow under permitted development rights. We calculated the additional floor area that could potentially be achieved through PD rights and used this as a benchmark when developing the replacement dwelling.

Design Solution

The proposed home provides four bedrooms and significantly improves the accommodation available on the site. The design uses a traditional architectural approach, with pitched roofs, brickwork, rendered elevations, gables and carefully proportioned windows. The larger footprint is balanced by breaking the elevations into distinct elements, helping the house sit comfortably within the generous garden and avoid appearing overly dominant.

Key Design Decisions

  • Using permitted development rights as a benchmark for the overall increase in floor area.

  • Developing a traditional architectural style suited to the character of the area.

  • Breaking the building into smaller gabled elements to manage its scale.

  • Using a combination of brick and render to add variation and depth to the elevations.

  • Designing the house around the established gardens and setting.

Planning

A full planning application is currently being considered. The Design and Access Statement sets out the comparison with the potential permitted development scheme and explains how the proposed dwelling relates to what could reasonably be achieved through extending the existing bungalow. We are hopeful of a positive outcome and will progress the project through the next stages once planning is determined.

Building Regulations

Building Regulations will be undertaken once planning approval has been secured. The client has commissioned a full construction information package, including detailed construction drawings, multiple construction details and schedules to support the build.

The Result

Once complete, the project will replace the existing bungalow with a substantial four-bedroom family home, providing significantly improved accommodation while maintaining a considered relationship with the site and its surroundings.
